The buyers' representative (also known as a buyer agent) is a real estate licensee who is hired by a prospective buyer as an agent in a real estate transaction. The buyer's rep works in the buyer's best interest throughout the transaction and owes fiduciary duties to the buyer. The buyer's rep may be paid by the seller or by a commission split with the listing broker.
 
An agency relationship is created when one person -the agent- agrees to represent the interest of another person -the principal- in a specific transaction. For an agency relationship to exist, the principal must delegate responsibility to the agent, and the agent must concent to accept that responsibility.
 
Generally, in real estate sales, the listing broker (and through the broker, the salesperson) is the agent and the seller is the principal.

Many agents think their most important job is satisfying "the customer". We don't think that's enough. We believe that satisfying the customer is the minimum requirement for staying in business. We work constantly to improve our systems, processes, and services to well beyond the standard level of "service" provided by most agents.

Buyer and Seller Representation

Many consumers are unaware that in many instances, the real estate agent showing them their property is not representing their best interests.

In fact, quite the opposite is true; they are representing the sellers, and are legally obligated to pass ANY information along to the sellers which you might provide to them ... information which could adversely impact your ability to negotiate a good deal.

In most areas, agents are required to disclose up front who they represent. As a buyer, you should always insist upon your agent representing you. Your buyers agent will show you homes and also provide you with comparable home sales and other information which will help you make a wise decision regarding the offer you should make on the home you have found.

Of course, if you are selling, you should expect your agent to be loyal to you and work for your best interest.

Dual Agency:

There is a third choice concerning representation. It is called "dual agency". Dual agency means that the agent you are working with is "committed" to being neutral, and represents both sides equally.

We will not only help you find a home, but will provide you with information on comparable homes recently sold in the neighbourhood so you know whether the home you are purchasing is a good value or not. We can also help you obtain valuable information regarding schools, test scores, tax rates, churches, temples, shopping, and recreation opportunities.
